La Posticcia is a beautiful, stone, holiday home, sleeping 10, set in the foothills of the Pratomagno mountains in Central Tuscany. It is surrounded by 20 acres of its own olive groves and woodland. It has 5 bedrooms, 3 bathrooms, kitchen, dining room, living room and TV lounge.

Linen is changed weekly for a stay of more than one week, WIFI Internet connection (from your own laptop, netbook, tablet computer) Not included: Heating is available in cooler months and charged on amount consumed Security Deposit: There is a security deposit of €500 payable in cash on arrival and returned on departure (assuming no damage). We ask guests to inform us of any small breakages (glasses etc) so that items can be replaced for use by future guests. We reserve the right to charge for major breakages.
Ground floor:
The entrance to the Villa is from the patio into either the hall or the dining room where there is an open fireplace with wood burning stove. The dining room extends into the kitchen, which is well equipped and has an oven, large hob, dishwasher, fridge and freezer. A microwave is available on request.
There are large arched doors from the dining room onto the patio where there is a large table, umbrella and chairs for eating outdoors. La Posticcia also has a stone BBQ on the patio. A few steps lead up to a lawn and pool area.
Also on the ground floor are two bathrooms each with showers, one twin bedroom and one double bedroom. There are also stairs to the first floor. 
First floor:
The sitting room has a fireplace with wood burning stove and has been comfortably furnished with two sofas and occasional chairs. From the sitting room there is access to a mezzanine floor where the TV room is located. The TV room has three sofas, one of which is a sofa bed, plus a futon. Off the sitting room is a hall and access to the two first floor double bedrooms, a twin bedroom and bathroom with shower.
There is a second entrance into the first floor living room up a set of steps to a covered loggia with outside table and chairs and stunning views.
Outside: The farmhouse has a pool (12m x 5m) with Roman steps. It is located just above the house with a lawn and mature trees giving shade in hot weather. There is an outside shower and footbath. Beside the pool there is a garden shed. Around the pool there are sun loungers, umbrellas and chairs for sunbathing and admiring the beautiful views of the surrounding olive groves and Tuscan countryside. * INTERNET CONNECTION The WIFI internet connection, consists of a router box, which covers most of the house allowing you to connect your own device into the network. Pease note that the router box should not be touched and that we will ensure that the WIFI signal/router box functions (at our expense), however it is up to individual clients to ensure that their own connection device (laptop/netbook/ipad etc) is configured properly. We can put you in touch with a local technician (who will come to the villa) who can adjust any configurations required at a very reasonable cost. Please enquire for more details.
